Next it’s time for a reality check! Time to check prices on your Spanish property deals versus your budget! Remember though that when you are assessing affordability, you must consider not only the acquisition costs but also the ongoing running costs, as it would be foolish to invest in a property which you cannot afford to keep!
Acquisition costs include not only the purchase price, but also the IVA (VAT), Legal and Notary fees, Land registry costs, banking and potentially mortgage costs, all of which taken together can add up to 13% or more on top of the purchase price. Running costs may include Mortgage Repayments, Community Fees, Local Taxes such as IBI, Basura etc., utility costs such as electricity, water, phone, TV and broadband, insurance costs both buildings and contents, maintenance costs and finally agent fees if you employ a managing agent (which we recommend).
Having assessed all of these costs then you may need to consider renting out your property to cover some or all of these costs. If this is the case, then assure that you choose a property which is suitable for renting out and in an area which is popular with renters, not just in summer, but year-round. We can advise on this aspect and identify the property deals in Spain which will maximize your rental income.
Remember at this stage that if you require a mortgage, you must obtain several mortgage offers so you are ready to proceed.
Now you are ready to select a property from the shortlist of properties which we have identified for you. Before proceeding with your purchase however it is important to understand the buying process for property deals Spain.
Having selected a reliable Agent like us to find you a selection of suitable properties, the next thing is to appoint a good independent local (English speaking) lawyer who will guide you through the complete process so you can make a plan for the steps to follow.
When you have made your purchase decision you will need to make a deposit of a minimum of €6000 to reserve the property while your lawyer proceeds with the necessary checks and due diligence on the property. Both Buyer and Seller will sign a reservation contract at this stage. Your Lawyer will obtain your NIE number and set up a bank account for you (both necessary to buy property in Spain, pay your utility bills, and much more). You can then arrange and finalize your mortgage, if needed, at this stage, subject to completion.
Meantime, the lawyers will have prepared sales contract for signature by both Buyer and Seller, and then when all the due diligence and checks have been completed, then an appointment will be made at the Notary for the final sales and purchase contract (Escritura) to be signed by both parties or their representatives.
At this stage the balance of the purchase price will be paid by your bank or mortgage company, the keys will be handed over and you will be the proud owner of your home in the sun.
